1) Background: You have just started working for XYZ General Contractors. XYZ has recently been

awarded the Lake Washington Surface Water Treatment Plant Office Staff/Shop Building project by

the City of Melbourne, FL. As the project manager you have three major tasks. Each task is explained

in detail in paragraphs 2 through 5.

a) Task I – develop your schedule to deliver the term project (submit as HW 8).

b) Task II – develop the term project deliverables.

c)

Task III – prepare a 5 minute briefing for the XYZ owners and/or building owner (City of

Melbourne). You will have different briefing topics. Make sure that you use the correct topic

(Paragraph 4.e. below).

2) Task I – develop your schedule to deliver the Term Project (HW 8)

a) Check out for special topics assigned to you (Paragraph 4.e below).

b) Develop a schedule for delivering the term project including:

i)

CPM Network showing activities and logic

ii) Resource assignments (you)

iii) Milestones

c)

See HW 08 for details.

3) Task II – develop your schedule for the Lake Washington Project

a) Contract award date: September 2, 2019, total contract amount $479,000.

b) NTP date: September 30, 2019

Contract completion date: April 7, 2020

d) Create activity list

i)

During the time between the contract award date and the Notice to Proceed date you have

provided bonding, financial data, safety plans, etc. to the City for approval. You also started

the permitting process. You do not have to include time for permitting etc. in your schedule.

Your schedule start date is the NTP date. The explanations here are given to you just to give

you an idea what must be done between contract award and actual start date.

ii) Inspections must be included in your schedule

(1) Fire sprinkler system

(2) Electrical and plumbing before drywall

(3) Electrical, plumbing, mechanical above ceiling before installing ceiling tiles

e) Estimate durations

i)

Submit an estimating sheet showing duration calculations for tasks designated on the draft

task list as “estimate required.”

ii) You have the total cost of the contract based on your winning bid. You must distribute the

total cost among activities in a reasonable way but you do not have to do any detailed cost

estimates.

f)

Create an MS Project schedule

i)

Curve in months (not quarters or weeks) so that it will match monthly pay requests.

g) Prepare selected reports before any work is done that you will use to manage the project.

below, and your assigned topics in item 4e below.

Topic 1: Initial schedule submission meeting. You are meeting with the Owner’s

Representative from the City Engineer’s Office to go over your project schedule. Your

project progress payments will be made based on the approved schedule. Your objective is

to show a well thought-out schedule in both bar chart and tabular format. Since the

audience for this presentation is the building owners, use LS/LF dates. Also show the

payment S Curve for the project.

ii) Topic 2: Your schedule was approved. The contract allows you to receive monthly progress

payments by calendar month. It is the end of the first month of the project. Prepare the first

payment request. All project activities are on schedule (ES/EF). The contract specifies that

iii) Topic 3: Progress presentation week 8 (Nov 26th). You were on schedule through the end of

week 7, however a storm stalled over Melbourne for the past 7 days stopping all exterior

work. Explain the impacts to the owner. The contract allows for weather delay extensions to

the contract completion date but does not allow for additional payment for weather delays.

In your presentation show a bar chart schedule with the original baseline schedule and

revised schedule with weather delay. Show a new S Curve for the project.

iv) Topic 4: You are preparing an XYZ Construction internal progress presentation at the end of

week 3. You encountered an unknown underground concrete foundation underneath of the

concrete towers that you demolished as part of the contract. The unknown foundation

consisted of a 30 foot diameter concrete ring wall 18 inches thick by 5 feet deep. The ring

wall will have to be removed and the area inside the ring wall will have to be backfilled. You

estimate that bringing in and placing compacted fill will be a direct cost of $13,000. Estimate

how long it will take to remove the concrete and place the fill. In your presentation to the

XYZ management explain the impacts of this unknown site condition on your schedule and

what you believe should be done about it.

v) Topic 5: Prepare a progress presentation through week 8 to the City of Melbourne. You are

on schedule but the City has just notified you that they want to change to a different type of

roll-up door. The original door has already been shipped. You can return it for $500

shipping plus a $1,000 restocking fee. The new door costs $4,000 more than the door

originally in the specifications. It will take 18 days to receive the new door from the date

that you order it. In your presentation explain the effects of this change request on the

project schedule and present alternatives including additional cost to stay on the original

schedule or additional time and cost if the project delivery date is delayed.

vi) Topic 6: Your schedule was approved. It is the end of the second month of the project. The

contract allows you to receive monthly progress payments. Prepare the second payment

request. All project activities are on schedule (ES/EF). Assume that you were on schedule at

the end of the first month and that you were paid the “Previous Pay” amount at the end of

the first month. The contract specifies that payment requests include a bar chart schedule

showing progress updates and a tabular section with the following information for all

schedule activities:

vii) Topic 7: You are preparing an XYZ Construction internal progress presentation. The project

was on schedule until you started excavation of the new Maintenance Office footers. On

the first day of excavating for the footers you encountered an unknown underground 6 inch

cast iron water line. After consulting with the City of Melbourne engineer, you have been

directed to relocate the line so that it does not go under the new building. Your estimating

staff provided a cost of $4,500 based on previous subcontracts for this kind of work.

Complete a detailed estimate sheet showing the duration required to cut the existing line,

pump grout into the abandoned pipe under the new building, excavate, install, and backfill

approximately 110 feet of new 6 inch cast iron line around the new building footprint. In

your presentation to the XYZ management explain the impacts of this unknown site

condition on your schedule and what you believe should be done about it.

viii) Topic 8: Your schedule was approved. It is the end of the fourth month of the project. The

contract allows you to receive monthly progress payments. Prepare the fourth payment

request. All project activities are on schedule (ES/EF). Assume that you were on schedule at

the end of the first, second and third month and that you were paid the “Previous Pay”

amount at the end of the third month. The contract specifies that payment requests include

a bar chart schedule showing progress updates and a tabular section with the following

information for all schedule activities:

5) Include a cover sheet and contents page for your written submission. Submit your MS Project
